City to update hotel market study

At the request of HMI, Inc., the Glencoe City Council Monday night approved funding a hotel market study update at a cost of $5,150. The Glencoe Area Chamber of Commerce will contribute $1,000 toward the study, and HMI would do the study update for the developer, Apollo Development.
Assistant City Administrator Dan Erhke said the last comprehensive hotel market study was done in 2013.
The study is needed by the developer who is looking to build a new hotel on property owned by Harpel Properties, LLC. The site is adjacent and east of Harpel Brothers automobile dealership on the east end of Glencoe. Harpel Brothers owns the land, and the Apollo Development group has a purchase agreement on the property.
“However, they need an updated market study completed to secure the necessary financing,” Ehrke said. The lenders have indicated the 2013 study was out of date.
The goal is to begin construction in 2018, Ehrke said. The developer is looking to build an AmericInn Hotel, while Harpel’s also is looking at other retail development near the hotel site, Ehrke added.
“It’s an exciting time for Glencoe on a lot of fronts,” Ehrke told the City Council.
Council Member Cory Neid asked if the 2013 hotel study indicated the city needed a hotel.
Ehrke said it indicated a need, but because “more beds” have been added since that study, including the new Cobblestone Hotel construction in Hutchinson, an updated market study was needed.
